My company provides Houston home warranty inspections to help you identify and document defects in your home before your builder’s home warranty expires.
[My service area also ranges from The Woodlands, Magnolia, Tomball, Spring, Humble, Cypress, Katy, Sugarland, & Richmond]
There are many benefits of conducting a home warranty inspection that extends beyond just “peace of mind.”
I have inspected home’s that developed major structural failure within the first year.
Even if an elite builder built your home, and you had it inspected by a different home inspector before your purchase, the building will have undergone stresses, seasonal changes, and likely some level of settlement that could reveal additional defects.
Also, new homes go through a break-in period. In that time, the home is susceptible to damage from latent defects built into the core systems.
Here’s What To Expect From Your Home Warranty Inspection
To start, if you book with me, you should expect to be comforted in knowing that you are working with a true professional.
I have performed many hundreds of home warranty inspections in the Houston area in just the last few years alone, and in that time I have helped hundreds of clients submit warranty claims with their builder.
Because I take the time to provide you with model building standards and reputable references to accompany my opinion, you will have a much better chance of getting the builder to honor your warranty claim.
Which Systems & Components Are Included In My Home Warranty Inspection?
Just like the final inspection of a new construction home (purchased from a builder), your home warranty inspection will undergo a meticulous visual assessment wherein I will document and report on as many functional, material, and installation defects that I can find in the given amount of time. Home warranty inspections differ in some ways from our Standard (TREC) home inspection, but the same major systems and components will also be scrutinized for your home warranty inspection.
I will also be focusing on adherence to important building standards that I think could manifest into future issues for you and your family.
Of course, I don’t mean that I will be able to predict future system or component failure. I can’t. But, because I’ve conducted thousands of inspections, I can draw on my experience, protecting you from going through what some home-owners struggled with in their homes.
Home Warranty Inspection Report
Our Professional Home Warranty Inspection report will include an itemized checklist of safety and performance related issues that are accompanied by digital photographs and Professional assessments. Our Houston Home Warranty Inspection report will give you the leverage you need to obtain the coverage for your new home.
We recommend scheduling your home warranty inspection at the beginning of the 11th month. This will give you the time you need to coordinate and discuss our Professional report with your new home warranty provider. Waiting until the last minute can force home buyers into a disadvantaged negotiating position. Unfortunately, some warranty providers happily charge for their warranties but are less enthusiastic about paying up.
